Reap The Biggest Return in 2019

Are you making some home improvements this year?  Research suggests that “£58 billion worth of home improvements is set to take place in the UK within the next 6-12 months” So, with that in mind, we’ve outlined the top 5 home improvement projects that will give you the best return on your investment in 2019.

Add Serious Home Value

Taking on a home remodel project reaps many benefits – you not only get to enjoy a new kitchen, patio area or extension, but you can also add value to your home.  However, not all home improvements will bring a substantial return on investment, and according to Remodeling’s 2018 Cost vs. Value report, ‘the average home remodeling project added just 56.8% of its cost to the value of the home, in 2017.’

Did You Know?

‘Investing your hard earned cash into one of the following ‘high return projects’ will greatly improve the quality of your home while substantially increasing its value.’

1. Add a Conservatory

As homeowners, we’re always looking for ‘extra space’ so adding a modern conservatory to your home is a great way to maximise natural light while adding valuable square footage to your home with an added aesthetic appeal.

Potential Cost by Zoopla: Between £5000 – £30,000

Potential Value Added by Zoopla: Between 7%-15%

2. Upgrade Your Windows & Doors

Your windows or doors are the first things visitors see when they approach your home, so it’s important to keep them looking fresh, as investing in these areas can make a home instantly ‘smarter, warmer and quieter.’

Modern manufacturers custom-create windows and doors in a range of shapes and sizes.  These come available in almost any RAL powder coat colour, so you’re sure to design something that speaks your personality.  Keep costs as low as possible by investing in UPVC material, or if your budget allows for it, opt for aluminium or timber for a more traditional and luxurious finish.

Potential Cost by Zoopla: £5000 to £7000

Potential Value Added by Zoopla: 5%

3. Upgrade Your Patio or Garden Area

A great way to upgrade your home without breaking the bank is investing in a new and improved garden or patio area.

Consider upgrading your lawn, introducing decking or switching out your current patio doors for a set of ultra-modern bi-folds or slide-n-pivots.  These are designed to bring the outdoors in and make the most of your garden while adding substantial value to your home.

Potential Cost by Zoopla: £3000 – £7000

Potential Value Added by Zoopla: 5% – 10%

4. Invest in a New Kitchen

Investing in a new kitchen remains one of the most common home improvements people make, and it can also be one of the most expensive. However, a survey conducted by insurer GoCompare suggests that “61% of respondents said they were able to reduce their final bill by using a fitter they found themselves or by sourcing their own components.’  Consider keeping your new kitchen ‘neutral’ and ‘practical in design’ and ‘make sure the cost of the work is relative to the value of your home.’

Potential Cost by Zoopla: £10,000 – £15,000

Potential Value by Zoopla: 5% – 7%

5. Bespoke Bathroom

Similar to adding a new kitchen, fitting a modern bathroom has rarely been ‘simple or cheap,’ but it does pay substantial dividends.  Consider upgrading your current setup with an all-new bespoke bathroom, but if your budget only allows for one considerable home improvement, focus on the kitchen first and instead think about updating your bathroom taps, shower screen, cupboards, and towel rails.  This will help keep your budget to a minimum while improving your home visually.

Potential Cost by Zoopla: £5000 (full remodel)

Potential Value by Zoopla: 3%
